A standard home inspection is a visual, non‑invasive evaluation of a house’s major systems and components — structure (foundation, framing, roof), exterior/interior, plumbing, electrical, heating/air-conditioning (HVAC), insulation/attic, built‑in appliances, fireplaces/chimneys, and safety features — and the inspector delivers a written report noting observed defects and safety concerns.
Roof
Identify roofing material & condition. Gutters and downspouts, vents, flashing & skylights.
Attic Space
Roof & ceiling structure, insulation, vapor retarder, air ventilation type, sheathing.
HVAC
Type, manufacturer, condition and location on property for both heating and air conditioning systems. Thermostats, switches, ducting, air filter & registers.
Plumbing
Main water shut-off location, water pressure psi, water & pipe type, gas shut-off location, washer/dryer connections, faucets, drains & shut off valves. Sinks, showers, tubs & toilets.
Electrical
Main service manufacturer, voltage, amperage, disconnect location, sub panel, branch circuit wiring, security system, outlets & GFCI. Light fixtures, ceiling fans & door bell. Smoke & Carbon Monoxide detectors.
Bedrooms
Floors, walls & ceilings, doors, closets, cabinets & countertops, stairs & railings.
Built-in Kitchen Appliances
Exhaust hood, dishwasher, disposal, stove/oven, microwave & refrigerator.
Water Heater
Exhaust vent pipe, fuel & water piping and shut off valve. Temperature/pressure relief valve, seismic straps, platform, drip pan/drain line, and expansion tank.
Fireplaces & Chimneys
Structure type, cap, flue & spark arrestor, flashing, firebox, hearth & doors. Dampers, piping & log lighter.
Exterior & Grounds
Exterior wall cladding, walkway material, trim material, exterior wall structure, exterior door type & material, exterior window type & material, type of foundation, fencing material, porches and decks, balconies, stairs/railing and patio covers.
Garage
Safety features, roof framing & sheathing, walls, ceilings & ventilation. Floor/slab condition, fire & service doors, garage door operators.
Crawlspace
